EnviroTrac has extensive experience in all phases of Environmental Site Assessments (ESAs) for legal, lending, real estate, telecommunication and commercial clients throughout the country. A good property assessment will reveal potential environmental risks before they become problems. The information generated will minimize and manage legal, financial and environmental liabilities in real estate transactions and regulatory compliance. EnviroTrac follows the ASTM E1527 practice in conducting Phase I Assessments and will tailor our scope of services to meet each client’s site-specific needs from the Transaction Screen stage to a final assessment.
In order to satisfy due diligence an ESA consists of three components.
- Records Review - EnviroTrac reviews records and databases from available sources to aid in identifying recognized environmental conditions (RECs). These records include federal, state and local agencies. In addition, historical reviews typically include aerial photographs, city directories, or fire insurance maps.
- Site Walkthrough/Reconnaissance - Our experienced staff and Certified Environmental Inspectors (CEIs) perform inspections of the subject site and adjoining properties. A site walkthrough provides the best means of determining current site conditions and potential liabilities. During a site walkthrough, EnviroTrac will record such information as land use; the conditions of subject and adjacent properties; types of operations; the presence of such conditions as stained flooring, storage tanks and floor drains; evidence of stained soil, seeps, stressed vegetation and fill areas; the presence of depressions, noxious odors, liquid pools, drums, containers of chemical and hazardous substances, and electrical equipment that could contain PCBs. In addition to visual observations, interviews with key site contacts (property owners, managers or other appropriate individuals) will be conducted, if available. Photographic documentation of site conditions will be performed and a detailed checklist will be completed.
- Report - EnviroTrac will prepare a report that will include all necessary maps and figures (site plan/sketch) and support documentation. Conclusions will contain a statement indicating whether evidence of contamination or any problems of concern was found and an opinion on the potential impact of the property's environmental condition. Recommendations, if requested, will offer the client, EnviroTrac's opinion as to which actions should be taken.
EnviroTrac recognizes that some clients have requirements that exceed ASTM guidelines, including lead-based paint and asbestos surveys, wetlands evaluation, environmental sampling, etc. EnviroTrac routinely modifies ESAs to satisfy ours clients in the property transaction decision-making process.

Compliance Inspections
EnviroTrac Ltd. offers a wide array of environmental compliance inspection and auditing services that help our clients comply with environmental laws, regulations and local agency requirements. Currently, EnviroTrac performs Monthly Visual Inspections (MVIs) for the purpose of regulatory compliance at over 450 retail stations and bulk plants throughout Florida and New Jersey and has conducted compliance audits and inspections at sites throughout Eastern United States. Typical MVIs include the physical inspection of petroleum storage tank system components (including all monitoring devices) in accordance with applicable regulatory standards. EnviroTrac is also available to assist in the collection and management of compliance data including maintenance records, annual certifications, etc. With over 10 years of regulatory compliance experience, EnviroTrac is an excellent resource to assist in developing a compliance program from the ground up including the development of customized inspections specific to the client’s individual needs.
